What is a Real Estate Commission Advance?

A Real Estate Commission Advance is a commercial financial tool whereby a real estate sales agent or brokerage firm can sell a portion of a pending real estate commission for a fee. Funds are advanced immediately to the agent or broker even though the commission payable on the sales transaction is not yet payable. A Real Estate Commission Advance by Commission Assist is not a loan, but a cash flow tool enabling agents and brokers to access cash that is needed NOW.

Submit Transaction Details and Required Documents

If you are applying for the first time, you will be required to provide a copy of your driver’s license and a voided check, 1099’s or annual commission reports for up to 2 years. Returning agents and brokers can use our Fast-Track Application. All brokers and agents will be required to submit a copy of the executed contract of sale or lease, commission agreement or other proof showing net commission payable at closing, copy of the MLS for the transaction and a copy of earnest money deposit check or receipt thereof. Each of these documents can be securely uploaded on our site or faxed or emailed at the information listed below.

Receive Advance Agreements for you and your Broker to Sign

You will receive and sign a Commission Advance Funding Agreement, setting forth the details of your advance, together with all applicable terms and conditions, and acknowledgement forms to be signed by your broker and/or settlement agent which acknowledge the Commission Advance and agree to turn over your net commission payment to us to satisfy your obligations under the Funding Agreement.

Receive Money Directly into your Bank Account

From start to finish the process typically takes one to two business days. Prior to funding, we will verify the details of your transaction and net commission payable to you and confirm your transaction with your broker and/or the settlement company closing the transaction. Money will be wired directly into your account.
